An Energy Performance Certificate
This simply rates the energy efficiency of the property and
its carbon emissions on a scale of A-G. The energy performance
certificate will also point out how to improve energy efficiency
for the home and likely fuel costs.
A Sale Statement
This will be a summary of the terms of the sale such as who
is selling the property and whether the property is being sold
with vacant possession.
Evidence of the title
This confirms the seller has the legal right to sell the property.
Standard Searches
These will include the standard local authority searches, drainage
and water searches.

Home Information Packs
(HIPS) are a simple way of making buying and selling a home easier,
faster and less stressful.
Information about a property is gathered in advance and compiled into
a pack so that the seller, estate agent and potential buyers can all
be reassured there are no problems in key areas and can make informed
decisions.
The pack is produced in printed or electronic (i.e. viewable on a
computer) formats so it can be easily read and sent by post or e-mail.
Properties marketed for sale from 14 December 2007 in England and
Wales will need a Home Information Pack, which includes a home energy
rating. The Pack includes an Energy Performance Certificate (EPC),
containing advice on how to cut carbon emissions and fuel bills. Also
included are documents such as a sale statement, searches and evidence
of title. |
